You could leisurely browse the current Royal Lepage listings, select homes you’d like to see, schedule visits on dates that are
convenient for you, and make an offer on a property only after you’ve had plenty of time to consider all of the alternatives.
Actually, that sometimes happens, but it’s not typical in the summer months.
Usually, people shopping for a home in the Calgary & surrounding area are on a timeline.
Sometimes a very tight timeline!
So how do you find your next dream home when you are on a time line?
Develop a Clear Picture
First, you need to develop a clear picture of the home you’re looking to invest in.
- How many bedrooms?
- What size of property?
- type of structure (two story, bungalow, etc.)?
List your Preferences
its important to list your preferences which might include:
- open concept
- large kitchen
- pantry & or storage space
- main floor laundry area
- main floor office
- flex space
- none or few stairs
Once you’ve completed the list, you’ll have a template with which to compare what you want with what’s available.
Create a Template
A template also makes it easier to compare property pros & cons with each other like:
- is it updated or not
- is it close to a busy street
- is the yard large or small depending on your wish list
- is it a through street or a cul-de-sac
You should also narrow down the area in which you’d like to live. If you have three or four targeted
communities, focus on listings in those areas.
Focus on Specific Areas
What if you don’t know the neighborhoods well?
Visit a few… Drive around… Explore… Get as much neighborhood data from your local realtor as possible, such as:
- recreational activities
- schools, etc
then choose the neighborhoods that fit your work commute, family optics & lifestyle.
