By the time December in YYC is up on us… prices for all categories of homes drop to their lowest of the season. Homeowners who have had their house on the market since summer will be extra motivated to sell during this time, even if that means accepting a lower price than expected.
Since homes do stay on the market longer in December, motivated sellers need to recognize this & be extra patient… and buyers need to be flexible! If the seller hasn’t already vacated the property, they may not want a lot of buyers traipsing through their holiday decorations or coming around when family and friends are visiting.
While it is nicer to see flowers and green grass… a lack there of shouldn’t deter buyers. Trees and foliage dusted with snow can add charming to your home. Snow also works like a magic blanket: dead grass spots… be-gone! Ordinary backyard… now it’s wonderful! Dead bush… who can tell! Just be sure to keep clean your front door and walkway to really make first impressions count.
Also… Keep in mind that YYC supply and competition may both be at low points in December… motivation for investors & 1st time buyers can be at a high point. While price is almost always the deciding factor, motivation is different for different people! Investors are always on the lookout for a great deal & young couple may not care about moving in the dead of winter… if the price is right!
